17/11/2009-well,its strata again
As you know, I have well-read about strata. Before this, I only review basic things about strata and its related stuffs but today there’s a lot about strata that I reveled. Today, my task is to end my understanding about this method.
Even sometimes it’s kind of bored, but from what I learned strata was very important. The strata title was one that we can assumed as a bridge connection between developer and purchaser. For purchaser a strata is exceedingly essential procedures in order they can claim from the developer. A good developer will definitely provide strata title for their customers.
Here I also like to thank to my supervisor because she guided me very well from zero understanding about this stuff to well understanding.

Heloo.
At Fadason the second and fourth week on Saturday is a working of half day time. As its not a formal day, everybody wearing a casual appearances. Today we're not going out. We updating and preparing document for next week's task. Nothing pressure for today and we enjoy the day. Im working on facebook today. Sometimes we need to be honest aite? *sigh*

Everything is fine today so I go to work with smiley on my faces.
Arrived at office as always and got a lot of job to be taken care of today. First of all in morning, Ms Zaliza who was my supervisor has told me that she want me to join her in inspection session today. The inspection held Damai Terrace 2, 4C section of Taman Fadason Kepong. It will be attend by Project Manager of FHSB Mr. Thigarajah, DBKL’s staff, Alam Flora’s people and others related to.
To make you all clear, I will explain the basis of this thing. The project of Taman Fadason is a joint project between FHSB and Dewan Banadaraya Kuala Lumpur in order to mounting this area. The company will will contribute 20% of unit price sales of building to the DBKL. DBKL’s management will freely let developer build up the building based on the development order or DO. The DO has been granted in the meeting with authority management of the area before this. As the result, the inspection held in order to check whether the project’s required with what’s promise in the DO.
The inspection also takes place to checking up whether the company use legal approach or not in built up the building. Thus they also check up about the drains; water flow management and green zone part. Green zone means the grass area that required in the area. After they doing the inspections, only few things need to personalized. We at the project’s department also required to submit the grass’s measurement. The measurement process maybe will be done next week. End of the day.

Tuesday never come twice. And today is Tuesday. I can predict that much to do and still much sort of things to learn.
As a routine, I arrived at FHSB before 0900. This morning, the Vice General Manager Ms. Suzy would like to see me regarding to set up the day of training. The training is a training about the wizard’s function which is our outsources software provider’s MHW Computer Services Sdn Bhd will send their people to train us.
So I starts my day with learn more about the wizard. After few hours working on it Ms Zaliza called me. Her table is at end of rows which is located only two tables after mine. She told me that she has a meeting this morning and after the meeting she would brief me a project’s scope. The project’s scope covered things related to company’s project; how the planning is and how’s the project starts from A to Z.
So after the meeting, Ms Zaliza Zainal, Ms Vassanthi and I went to the meeting room at the first floor. Ms Vass was from the Legal/Liaison Department. She wanted to attend the meeting because she also new here. She wants to know how the project running in a certain it’s related to her job.
Here, Ms Zaliza explained us from the beginning process to the end. She taught me all the sort of documentation to get approval from local authorities like Dewan Bandaraya Kuala Lumpur and so on. She combines her brief with past and recent plan of the project. I also have been taught the about floor’s plan and many related things involved. The meeting held about 2 hours and credit to Ms Zaliza Zainal cos tutors me well.

For your information, many customers visit Fadason today. From my surveillance, they came here today to enquiry about building, house or storey shop of Taman Fadason’s Project. Marketing people interacted them by information that required and useful.
In the midday side, I went to mosque nearby for Friday Prayers thus take an opportunity to grab some light meal for lunch. Now, I’m at office with friends, need some work to be done. And here I am updating this blog and playing the very addictive quizzes on facebook. Sigh, Im so easily distracted. Okay, nothing much to write about. *cough*

05/11/2009-its thursday
I arrived half an hour before the office open. Now I know the real time to arrive at the office precisely from my house. I arrived; I have some coffee and have a sit. As formerly, I start my work with review the files of client cases. The cases are all about possessions of sales. I got an example of case, where the customer has to pay for additional charge because not paying the building in time given. I’m review at the documentation, the cost charge and deed of mutual covenants. In addition, I have an opportunity to see the pattern of sale and buy agreement.
All the company’s staff busy with their own works. My roles not needed here because it is a professional work. Here, we must have experiences because things were dealing with government firm like Dewan Bandaraya Kuala Lumpur and Jabatan Tanah Dan Galian Kuala Lumpur. So things and documentations must get perfect. Besides, they want to complete it today so I think today was the busiest day of the week. In other way, I try to give a hand to do small task like checking the related document for them and more.Then I have my lunch break at 0100. I went for ‘nasi kandar’ restaurant nearby with one of my office’s mate. I came back and continued my work after that.
Suddenly, one of ‘akak’ in the office asks me to follow her to Jabatan Tanah and Galian Kuala Lumpur which is locating near National Mosque. I took the opportunity since everyone was busy. So, three of us went to Jabatan Tanah and Galian Kuala Lumpur and I’m the driver. Hell yeah! I love this kind of activities; it can let down the stress working in the office.
We took the company’s vehicles and went there to send a document about construction and owner’s transfer documents. This document applies when the shop lot has been sold to client. In the complimentary time, I keep asking her more about the company. This is because she is backbone of the company and she can do everything related to this business. New knowledge I got here. She also shared some of her experiences and I’m contented to keep hearing from her. It likes an hour there and we came back to Kepong after the things clear up. On the way back home I tried to approach her to be my supervisor and she accepted me.
She was Ms Zaliza Zainal and she also working under Ms Susie Chin. Her position is Project Co-ordinator. This means, I’m interned with sales information and project’s development. The learning process starts from a free land then becomes a land with building. She also will teach me the official procedure in construction process by process.
Back at the office she gave me a few papers that content information needed like budgeting of apartment expenses, process from planning to approval of one project and business law book. I’m happy enough because things getting clearer now. Then, I get back home and spending after office time at favorite restaurant with my girlfriend. I’m so tired today however I'm very satisfied with what I have done at the moment.

04/11/2009-things get better
I continued my work on the software. I found it’s complicated because there are too many functions partition there. But it is okay because I’m still in learning process. Since the company has done cooperation with Dewan Bandaraya Kuala Lumpur, they classified their customer into two types; bumi and non-bumi. Bumi means Bumiputera while non-bumi means persons who are not bumiputera.
That’s a part of my understanding today. I also study myself of how to buy a house by loan thru internet to make myself more clearly with the company’s field. Summarily, I learn a lot of things related to sales today.
Besides that, I also meet few people that work outsider, in the site area. I ask them more about site’s story and they are not mind to teach me so. My relationship with the staff also becomes better. All the ‘kakak ofis’ taught me whatever thing that I don’t understand. I’m happy enough. I finished the day with smiles upon my face. Thanks korang! :)

03/11/2009-my unlucky day
I wake up as I wake yesterday. On the way to work, there’s something bad happen. My car was knocking from back by other car. This is what we called accident dude! First time my car accident! The accident happened around 0800 in the morning at MRR2. The main reason because that car not focuses in the traffic light junction then he hit me apparently. I was the victim! Ohhh why…
Everything’s ruin! I tried to settle it in the mean time because I knew I’ll be late for my intern. After we settled and he admit his fault, he fancy to responsible with what happen then I went to the office as quick as I can. Yes, there are traffic jams in Kepong Road. I definitely hate that road.
While I drive, Ms Susie Chin calls me, ask me where I’m, then I told her what happen. She surprised and want to know whether I’m okay or not. Everything has been settling up and I told her that I was okay but maybe arrive a bit late. At 1000 I arrived at Fadason. I was so shamed because all staff seems staring at me. I can feel their fears and I know that I was wide of the mark. Later than, I try to made myself comfortable, I’m sit at my places and ready to start working.
Few minutes after, Ms Susie Chin ask me to see her at her room. While I’m in the room she inquires me about the accident. She also wants to know what I exactly I want to do and offered to give her very best for me. At this part, I explained her clearly about my studies. Besides me and her there was also one Chinese man there. I forgot his name but he was outsources of IT software engineer that responsible with company’s software. The software of he incharge with called Wizard Developer. The main function of the software is to comprise all information about the development phase that involves the company.
The wizard also have sales, client statistic, account receivable, and related document that very useful in order to make the work fast. So Ms Susie Chin advised me to learn, to know, and to review first the software and I think that’s reasonable. Supposedly, there’s a guy from outsources company has to train me but the guy will come next week to tutor me the wizard according to Ms Suzy.
So the rest of the day I am spending my time with the software. Before I’m going home for that day I think I discern at least 15% of the software’s knowledge and seriously the software was perfect!

02/11/09-first day on the job
I intern at Fadason Holdings Sdn. Bhd which is located at Jalan 2/17 Off Jalan Kepong. Due to avoid the traffic jam, I leave home quite early at 0650 and arrive there at 0715. The office open at 0900 Monday to Friday, 2nd and 4th week of Saturday...ha-ha I taught it was 0800 so I have to wait. Poor me ;(
As I step in the main entrances, one Indian lady just arrived and she introduced herself as Ms Jaya Jyoti. Im glad it was her. She the one who called me to came yesterday. She starts with show me the office’s environment and lastly I have been introduced to all staff. There are some crowds in line and the computers not have woken up, so it may take some time for me to say ‘hi’ and shakes hand as my sign of respect.
Before I had time to even process going on, I was called for an interview with the Assistant Manager of Fadason, Ms Susie Chin. Ms Jaya Jyoti also with me that time and they offered me a position as a sales admin, which I gladly accepted. She also told my supervisor to take a few associated files for me to get thru before I start doing related sales duty.
In point of fact, at first, I’m quite confused because there are two Industrial Supervisors for me. My second supervisor is Ms Vivian Lee Yoke Lean. Ms Jaya Jyoti characters more to Care Taker Manager while Ms Vivian act as my tutor of everything about sale. The fact is, my official supervisor still not decided. After the meeting with Ms Susie Chin, Ms Jaya Jyoti shows me where’s my places and its nice and I have everything I need there. Moreover they provide me with all complete stationary set with the file stands. Thanks Ms Jyoti Jaya!
I had an hour for lunch, but it was obvious that no one really took a full hour. My supervisor is busy conducting her personal work and I’m on the computer checking up in the internet for some sales phase that I don’t understand. Within a day, I completed to review all the files. Im glad that I finished.

Since independence, rapid development and increased economic activities in major towns cities of Malaysia, especially within the metropolis city of Kuala Lumpur, has caused increase migration into the city, from various parts of the country.
This has resulted in a very significant increase in demand for housing, especially for those from the lower to middle class group. Although new housing developments have sprung up, the majority of the lower to middle class, less endowed with purchasing power than most, cannot afford to own their own homes. The increased demand has resulted in escalating prices of even Spartan accommodation. Faced with the prospect of not having a roof over their heads, they resorted to looking for vacant land build their own homes (illegally). The end-result is the mushrooming of many squatter colonies (illegal statements) in and around Kuala Lumpur.
In view that the squatter colonies pose various problems, not least of which are health – related as well as social ones, Dewan Bandaraya Kuala Lumpur (DBKL) has over the years, with the support of the Federal Government, sought to eradicate this problem. In fact, they have time and again reminded everyone involved, especially property developers, of this very ominous need, that is to provide housing for every Malaysian, especially the under privileged.
In the line with the Government’s aspiration, Fadason Holdings Sdn. Bhd. (FHSB) has, in cooperation with Dewan Bandaraya Kuala Lumpur proposed the development of squatter colony situated at Lots 9016 & 9017, Mukim of Batu, Kepong, Kuala Lumpur in year 1998. In addition to building a range of flow and medium cost apartments and commercial units for squatter purposes, the project will also include other public amenities. With this project, the company aims to ensure that the present squatters on the side will be able to enjoy conductive and healthy living conditions.
